We specialize in land that is vacant and undeveloped. Some of our property may have service (i.e. sewer, water, power, etc.) and some of our property may be completely raw (i.e. no sewer, water, power, etc.). We offer both since different investors want different things. We’ll let you know what is available with each property.

You’ll find land investment properties on this site are discounted around 20% to 50% because of our proprietary marketing systems that get in touch with landowners who need to sell their property. Often times they may want to sell because they need the money so our company can help them out by buying their raw land quickly for cash… which is a win-win. Then, we pass the discount along to you.

Great question! Most of the land investments you’ll find on our site are ones that you’ll never find on the MLS. The MLS is the “Multiple Listing Service” which is where real estate agents list properties for sale.  We work directly with the homeowners because many times we’re able to help them solve their problem more quickly and cheaper than listing it on the MLS.

Another great question. No, we are not agents. We buy land and sell land.

We work with investors who buy in many different ways. However, we tend to work with people who can close quickly, so most of our clients pay cash. However, if you are pre-approved with a bank and can close quickly… we’ll consider all offers.  If you need financing to buy a property you see on our site, contact us today because we have landowner financing available on some of our properties.

We don’t charge any fees to help our clients find a solution.  We purchase properties at a win-win price.  When you buy an investment property from us, we buy the property at a steep discount, add on our property acquisition fee which is our profit for finding and negotiating the deal… and you pay a still deeply discounted price. A win-win for all.

We take offers first come first serve… and telephone tends to be the quickest.  Once you connect with us and you want to purchase the property, we’ll require an earnest deposit to secure your offer on that property. We’ll answer any of your questions so you feel 100% comfortable and confident in your decisions to acquire this land.

We’re always sourcing new investment land… and add new properties to this site on a continual basis. So, check back often as our properties tend to sell very very quickly.

When buying through owner-financing, you will be receiving the deed after the property is paid in full, which would be after all monthly payments were made or sooner if you decide to prepay the remaining balance. Depending on the county, (and the Covid hours at the County’s Recorder’s office), the deed can take anywhere from 15 days or less to 90 days to be recorded and for you to receive your copy.

Payments can be made electronically and instantly by Paypal, debit or credit card, ACH payment. You can also pay with a money order or personal check, just make sure you mail in early enough to make sure it is received on time.

Monthly payments are due on the 5th of each month and considered late on the 15th. A $45.00 late fee will be due on all payments received after the 15th of the month. There will be a $45.00 fee for all returned checks or bounced ACH payments.

Life happens. We understand that unexpected circumstances can make it that you can’t pay your monthly payment anymore. If this were to happen, we would just take the land back, all monthly payments will be considered liquidated damages and we will not report this to any credit agencies. So your credit will not be affected.
